This week’s topic something I’ve spent all weekend dealing with: lowball offers. It seems like every offer I get or write these days is a lowball – meaning at least 10% less than list price. Occasionally these offers are accepted or closely countered, but more often than not the buyer winds up coming up on price a good bit or the deal simply falls apart because the seller can’t or won’t go super low. What do you think? Are lowball offers a waste of time or the only way you negotiate? Maybe something in between? Cast your vote and let me know what you think.

Sometimes if I have a buyer who wants me to write up a low ball offer I will call the Seller/Seller’s agent first and tell them what my buyer plans to do. They will often call back and say write it up my Seller wants to work it out! When a Seller freaks at the lowball offer you have saved time AND the seller does not know your buyers name,etc in case they(buyers) come back and get serious!
