Neighborhood of the Week: Echo Valley

This week Neighborhood of the Week heads out to West Knoxville to a charming, older neighborhood with some seriously steep hills: Echo Valley.

Located just west of Gallaher View and just east of Ebenezer, and bounded by Gleason Drive to the north Westland Dr to the south, Echo Valley is an affordable West Knox neighborhood that has been built out over three decades. If you come in via Westland Drive, you will be in the newer part of the neighborhood, where most of the homes built in 1980s and 1990s are located. As you go up the (rather steep) hill towards Gleason, you start to see the 1970s portion of the neighborhood, complete with the requisite basement ranchers, tri-levels, and split foyers.

Being an older community, Echo Valley has tons of mature trees and lots of gorgeous foliage come springtime. It also has another advantage of older neighborhoods - roomier lot sizes, especially for the homes built in the 70s.

So if you’re looking for an affordable and conveniently located home in West Knoxville, complete with lots of mature trees, you might want to check out Echo Valley.

Neighborhood of the Week: Sequoyah Hills

This week, Neighborhood of the Week revisits one of West Knoxville oldest and finest neighborhoods, Sequoyah Hills.

Located off of Kingston Pike just a few miles west of the University of Tennessee campus, Sequoyah Hills sits in a bend of the Tennessee river and is known around town for its large, tree-lined main boulevard, its gorgeous lake views, its awesome parks, and its very expensive homes.

Sequoyah Hills proper dates back to around 1920 and the Kingston Pike Sequoyah Hills Association has a pretty thorough history of the development of the area from that time to present.

Like many neighborhoods that are developed over several decades,  Sequoyah Hills is very architecturally diverse. Styles include everything from English Tudor, English Cottage, and American Colonial to fifites and sixties ranchers, contemporary Frank Lloyed Wright inspired homes, and newer traditional homes.

Much like Holston Hills to the east, construction of larger homes came to a halt at the start of the Great Depression and homes built during and after the war tended to be more modest cottage style homes, so home sizes - and prices -  are also quite diverse in the neighborhood.

Sequoyah Hills is home to the George Berber designed Sequoyah School (now a public K-5 school), the Sequoyah branch of the Knoxville public library, Sequoyah Hills Presbyterian Church, Blackbird Coffeehouse, Sequoyah Hills Park and the Sequoyah Greenway.

Sequoyah Hills is easily accessible via Kingston Pike and I-40 and is a 5-10 minute drive to downtown or UT campus.

So if you’re looking for a historic home in a fairly self-contained community on the west side of town and have a good bit of money to spend, Sequoyah Hills might be a good place to hang your hat.

Neighborhood of the Week: Conner’s Creek

You know I love to take requests for Neighborhood of the Week, right? Well, over the last several weeks, a lot of you have written to me wanting more information on communities that are zoned for the new Hardin Valley Academy.  So, this week Neighborhood of the Week is heading out to Hardin Valley  to take a look at one of those places, a little neighborhood called Conner’s Creek.

Located off of Hardin Valley just east of the Pellissippi Parkway, Conner’s Creek is a very nice, newer subdivision that is one of the most affordable in the area. Not only is it currently zoned for the new Hardin Valley Academy as well as Hardin Valley Elementary*, it is also within walking distance of both schools.

Homes in Conner’s Creek are traditional in style, and most are 1 1/2 stories or two stories. The neighborhood is roughly 12 years old with most homes falling in an age range of 4-12 years.

In addition to it’s proximity to schools and  I-140, Conner’s Creek is also an easy 15-20 minute commute to both Oak Ridge and downtown Knoxville.

So if you’re looking for an affordable community that is not only currently zoned for the new Hardin Valley Academy*, but is also within walking distance of it, Conner’s Creek might be your ideal location.

Neighborhood of the Week: Gulf Park

This week Neighborhood of the Week heads back out west to a groovy little neighborhood just north of Kingston Pike with its own pool and tennis club: Gulf Park.

Located just off the west side of Cedar Bluff Road about halway between I-40 and Middlebrook Pike, Gulf Park is cozy, affordable neighborhood that was developed mostly during the late 1960s and early 1970s. And true to the building trends of those decades, there are plenty of split foyers and tri-levels mixed in with the two story and ranch style homes in the community.

Other than it’s close proximity to Cedar Bluff Elementary, one of the nicest things about Gulf Park is the Gulf Park Pool and Tennis Club, which is conveniently located within the subdivision. Membership is open to residents as well as non-residents and does require a annual fee. The club features swimming lessons, a swim team, tennis interclub, and several social events.

Gulf Park is easily accessible via I-40, I-640, Kingston Pike, and Middlebrook Pike.

So if you’re looking for a relatively affordable west Knox home in a friendly community that has easy access to swimming, tennis, shopping and interstates, Gulf Park might be a good place to hang your hat.

Neighborhood of the Week: Westmoreland

This week Neighborhood of the Week stays west but goes closer in toward West Town Mall to a neighborhood that Knoxville mayor Bill Haslam calls home: Westmoreland.

Westmoreland actually consists of two main areas: Old Westmoreland and New Westmoreland.

Old Westmoreland is north of the eastern end of Westland. In other words, if you turn from Northshore on to Westland and turn right by the water wheel, you’re in Old Westmoreland.

As its name implies, Old Westmoreland contains the oldest, and arguably some of the grandest, homes in the neighborhood.  Though there are some newer homes and some new construction in Old Westmoreland, the majority of the homes were built from about the 1920s to the 1980s.

“New Westmoreland” lies to the south of Westland. The homes in that section are, you guessed it, newer, with most being between 15-20 years old.

Whether they’re new or old, homes in Westmoreland are large, with an average square footage of just above 4000. They are also mostly very traditional looking  with some cottage style and Mediterranean influenced homes sprinkled throughout the older section. Homes tend to be on large lots and there are lots of mature trees everywhere.

Westmoreland is definitely in a great central location and is just minutes from Bearden, West Town, Rocky Hill, and I-40. It’s also just a stone’s throw away from Lake Shore Park, one of West Knoxville’s favorite walking/jogging spots.

So if you’re looking for a large, traditional home in an upscale, neighborhood that is full of mature trees and is also centrally located within west Knoxville, Westmoreland might be a great place for you to call home.

Neighborhood of the Week: Montgomery Cove

This week Neighborhood of the Week heads back west and way down Northshore Drive to a little lakeside neighborhood with some awfully big homes: Montgomery Cove.

Nestled in the “v” formed by Northshore Drive and Choto Road, Montgomery Cove is a waterfront community that backs up to Turkey Creek.

Residents who don’t live in one of the neighborhood’s lakefront homes can still enjoy the water at Waterside Park, a four acre community area complete with a Stephen Fuller designed clubhouse, a lakeside dock with fishing pier, a 25 meter swimming pool, a gazebo, a playground, and basketball, vollyball and tennis courts.

In addition to its lakefront amenities, Montgomery cove also features sidewalks and streetlamps throughout the neighborhood.

Homes in Montgomery Cove are large and tradtional - some might even say grand - and many have large porches and columned entrances.

Even though Montgomery Cove is way out on the far southwest stretch of Northshore Drive, it is still easily accessible via Kingston Pike and I-40 to the north or I-140 to the east.

So if you’re looking for an upscale and idyllic lakefront community in the upper price range and don’t mind adding a few extra minutes to your daily commute in order to get it, Montgomery Cove might just be your cup of tea.

In new listing news, 37806 made its first appearance since I’ve been keeping tally and 37920 made up for lost time by contributing 4 new foreclosure listings to the pile this week.  And in case you were wondering, 37917 is still in the lead with 28 new foreclosure listings since mid-July of this year.

This week Neighborhood of the Week heads back out west to a little community just off the north leg of Northshore that may be West Knoxville’s best kept secret: Westwood.

Located just off of of the Papermill Road exit, Westwood is bordered by Papermill to north, Kinston Pike to the south, Highland Memorial Cemetary to the east, and Northshore to the west.  It is also located just up the hill from Bearden Elementary School.

Like last week’s NOTW, Harrill Hills, Westwood was developed over several decades and the homes there reflect that: 1940s style cottages, 1950s era ranchers, split foyers from the 60s, and contemporay homes from the 70s all live in happy harmony in this small community.

Location wise, Westwood is not only very convenient to the Bearden District & West Town Mall, but it is also within easy commuting distance of UT and downtown.

Westwood is also home to Westwood Park, located on Greenbrier Drive. The park includes picnic shelters, a playground, a gazebo and a walking trail.

Neighborhood of the Week: Riversound

This week Neighborhood of the Week heads back out West to little lakefront neighborhood called Riversound.

Located just off of Northshore Drive a little over 2 miles west of the Pellissippi, Riversound bills itself as “an exclusive lakefront development with the comfort and atmosphere of family living.”

The community sits on 96 acres on the north shore of Fort Loundon Lake and not only are several homes there actually on the water,
many homes in Riversound have incredible lake and mountain views. There’s also a community boat dock with some private dock slips available for homeowners. There are, however, not enough for all homeowners, and when a slip goes up for sale, I hear it goes pretty quickly

Other neighborhood amenities include a 5000 sq ft neighborhood clubhouse, outdoor and indoor swimming pools, and newly resurfaced tennis courts.

Riversound is also located just up the road from quite a few county parks, including “The Cove”, or Concord Park, Admiral Farragut Park and Carl Cowan Park.

So if you’re looking for an upscale lakefront community that’s convenient to I-640 and Turkey Creek, has it’s own neighborhood pool and tennis courts and is also close to some really nice public parks, Riversound might be a good place to call home.

Note: Even though the condo community “The Breakers” is located within Riversound, I’m only going to focus on the single family homes in this NOTW.
