Knoxville Neighborhood of the Week: Village Green

This week Neighborhood of the Week stays in Farragut to revisit a large neighborhood with an even bigger sense of community: Village Green.

Village Green is an established swim and tennis community located 1/4 mile south of I-40, just off of Campbell Station Road. It is also part of the Farragut section of the Knoxville Dogwood Trail.

Not only is Village Green convenient to I-40, it is also within walking distance of a public library, a park with a hiking trail, a post office and a major shopping center.

The homes in Village Green were almost all built in the 70s and have a very traditional and sometimes colonial look. There are a lot of two stories, some ranchers, and, of course, some split-levels and split-foyers.

The community as a whole is very active and in addition to the neighborhood swim team and tennis leagues, there are also planned bonfires, garage sales, bunco nights, barbeques, ice cream socials, water aerobics, swim lessons and much more. The community website is very detailed and provides a lot more great information about the varied neighborhood activities.

So, if you’re looking for a home in an established, walkable neighborhood in Farragut that has community swimming and tennis and is also very active & community oriented, look no further than Village Green.

Knoxville Neighborhood of the Week: Kingston Woods

This week Neighborhood of the Week goes just behind West Town Mall to revisit a neighborhood that as almost as many hills as it has split foyers: Kingston Woods.

Bordered by Gleason Rd to the north, Morrell Rd to the east, Westland Dr to the South and Gallaher View to the west, Kingston Woods is actually made up of 4 legal subdivisions: Kingston Woods, Kingston Hills, Kingston Park, and West Oak.

The neighborhood was mostly built during the 60s and 70s and you guys know by now that that means: lot of ranchers and split foyers and in the case of Kingston Woods, lots of tri-levels. And although most of the homes are older, there is the occasional newer home built on a fill-in lot.

The Kingston Woods Neighborhood Association is a voluntary HOA that works hard to keep the community nice and safe. Residents recently lobbied for and were successful in implementing a traffic calming plan to slow down cut through drivers. Traffic calming measures include speed humps, medians and roundabouts.

The area is great for walkers and runners as there are lots and lots of low traffic streets with plenty of hills to keep your heart pumping.

Kingston Woods is centrally located in West Knoxville and is a short drive to Bearden, Rocky Hill, and I-40. It’s also just about a mile away from Bearden High School. And if you don’t mind braving the above-mentioned hills, it’s easily within walking distance of West Town Mall.

So if you’re looking for a home in an older, well kept neighborhood that’s both affordable and convenient,  you might want to check out Kingston Woods.

Knoxville Neighborhood of the Week: Victoria’s Inlet

This week Neighborhood of the Week heads down Northshore to revisit a little lake front community that, thanks to being the former home to a now infamous ex-UT football coach, is also the number one search term for this blog since last Tuesday: Victoria’s Inlet.

Located off Toole’s Bend Road in West Knoxville, Victoria’s Inlet has the best of both worlds: a secluded lake front setting that is also just a short drive to Northshore Drive and I-140.

It also has the distinction of being home to UT’s new football coach being the former home of UT’s former head football coach, Lane Kiffin. Way back in Ye Olden Dayes (aka, May, 2009), Kiffin managed to outdo Bruce Pearl’s $2,100,000 Gettysvue purchase when he bought a 6 BR, 5.5 BA, 7800+ sq ft lake front spread on 2.5+ acres for $2,600,000 . That should be easy to resell in this market…right?

Needless to say, homes in the neighborhood are on the large side, many were custom built, and most are less than 10 years old. And while some homes have very nice lake frontage, others have — at best — only a very nice lake view.

So if you’ve got deep pockets and you’re looking for a very nice, conveniently located lake front home, or maybe een just a super swanky pad with a nice lake view,  look no further than Victoria’s Inlet.

Knoxville Neighborhood of the Week: Fox Den

This week Neighborhood of the Week makes the trek out to Farragut to revisit one of the most swingin’ golf communities in Knox County – Fox Den.

Located just west of Smith Rd off of Kingston Pike, Fox Den is more or less the 70s version of Gettysvue – an upscale golf and country club community that was considered by some back in the day to be the most prestigious neighborhood in west Knox County. It’s still pretty swank, and many folks are still willing to pay for the privilege of calling Fox Den home.

Other than age and location, Fox Den differs from Gettyvue in three key ways: lot sizes (bigger), architectural styles (groovier) and prices (lower). Most of the homes were built in the 70s and 80s, and although some still sport custom features like sunken wet bars and sunken avocado green jacuzzi tubs, most have since been updated to 21st century standards. These remodeled homes go for top dollar, while fixer uppers usually go for much less, making comps a tough thing in Fox Den.

So if golf is your game, but you find the Gettysvue price tags a little hard to swallow, Fox Den might be a great choice for you.

Knoxville Neighborhood of the Week: Sequoyah Hills

This week, Neighborhood of the Week revisits one of West Knoxville’s oldest neighborhoods, which also happens to have a lot of Cool Homes You Can’t Afford in it: Sequoyah Hills.

Located off of Kingston Pike just a few miles west of the University of Tennessee campus, Sequoyah Hills sits in a bend of the Tennessee river and is known around town for its large, tree-lined main boulevard, its gorgeous lake views, its awesome parks, and its very expensive homes.

Sequoyah Hills proper dates back to around 1920 and the Kingston Pike Sequoyah Hills Association has a prettythorough history of the development of the area from that time to present.

Like many neighborhoods that are developed over several decades,  Sequoyah Hills is very architecturally diverse. Styles include everything from English Tudor, English Cottage, and American Colonial to fifites and sixties ranchers, contemporary Frank Lloyed Wright inspired homes, and newer traditional homes.

Much like Holston Hills to the east, construction of larger homes came to a halt at the start of the Great Depression and homes built during and after the war tended to be more modest cottage style homes, so home sizes – and prices -  are also quite diverse in the neighborhood.

Sequoyah Hills is home to the George Berber designed Sequoyah School (now a public K-5 school), the Sequoyah branch of the Knoxville public library, Sequoyah Hills Presbyterian ChurchBlackbird CoffeehouseSequoyah Hills Park and the Sequoyah Greenway.

Sequoyah Hills is easily accessible via Kingston Pike and I-40 and is a 5-10 minute drive to downtown or UT campus.

So if you’re looking for a historic home in a fairly self-contained community on the west side of town and have a good bit of money to spend, Sequoyah Hills might be a good place to hang your hat.

This week Neighborhood of the Week heads out Northshore way to take a look at a cozy little ’hood with an fancy sounding name: Tierra Verde.

Located just west of the Pellissippi Parkway off the north side of Northshore Drive,  Sevenoaks was developed mostly during the 1970s and 80s, although there is a small newer section and there are some newer homes sprinkled throughout the neighborhood.

While Tierra Verde does contain some very typical, traditional looking homes — basement ranchers and two storys –, what makes it unique are its many contemporary style homes, like the one seen above.  Homes tend to be on the large side and the lots aren’t small either.

Tierra Verde is also located in a pretty sweet spot. There’s plenty of shopping and dining just east of the Pellissippi Parkway, and by jumping on the Parkway, residents are only a relatively short drive away from both Farragut and downtown. And outdoor enthusiasts will have plenty to do with Carl Cowan Park right across Northshore and several Knox County parks nearby, including  Admiral Farragut Park, Concord Park, The Cove at Concord and more.

So if you’re looking for a contempary pad out west that’s convenient to lots of shopping and parks, but is still an easy commute in to campus or downtown, why not check out Tierra Verde.

This week Neighborhood of the Week is stays in West Knoxville to revisit a groovy little neighborhood with some big homes and big lots too: Sevenoaks. And yes, according to the tax records, Sevenoaks is, indeed, all one word.

Located just across Kingston Pike from the Windsor Square shopping center – you know the one with the $2 dollar movie theater? -  Sevenoaks is a  neighborhood of mostly 60s and 70s era homes situated on nice, big lots.

Homes in Sevenoaks tend to be on the large side and most are either traditional or slightly contemporary in style. There are plenty of two stories, ranchers, and split levels in the neighborhood.

Location wise, Seven Oaks is in a pretty sweet spot, sitting in between the Cedar Bluff and Lovell Rd exits of 1-40 and just moments to Kingston Pike and plenty of shopping.

So if you’re looking for something out west with plenty of room to stretch out in that is convenient to both Turkey Creek and West Town shopping, you might take a closer look at Sevenoaks.

This week we’re heading out Choto way to take a look a neighborhood with lots of cool homes you can’t afford: Mallard Bay

Located way on out Northshore Drive off Choto Rd, Mallard Bay is a fairly new subdivision with a lot of pretty large homes, some of which  have very nice lake views and others still that have very nice lake frontage. And if you’re not one of the lucky ones living on the water, don’t give up your ski boat just yet: Mallard Bay has its very own boat ramp available for resident use.

Knoxville Neighborhood of the Week: Forest Heights

This week we’re heading to Bearden to revisit a little neighborhood with a lot of charm: Forest Heights. Forest Heights is actually comprised of four individual subdivisions: Forest Hills, Forest Heights, Highland Hills and Highland Hills Addition.

Located just off of Sutherland Avenue, Forest Heights Forest Heights is a very picturesque area and definitely worth checking out if you like older homes and the convenience of a close-in West location but aren’t crazy about Sequoyah Hills.

The Forest Heights Neighborhood Homeowner’s Association Website gives a brief overview of the history of the area:

The heavily wooded, hilly neighborhood now called Forest Heights has been a stable, attractive, and desirable residential area for over seventy years…

…Although the earliest homes of the area are from the 1920s and 1930s, most of the building is of the post World War II period. The residents of this neighborhood were and are a diverse group of people who have found the location, the natural beauty and the friendliness of their neighbors an enticement to move here, to raise their families, and often to remain and welcome their grown children back as new homeowners in the neighborhood.

As Knoxville grew, especially towards the west, and as the Interstate 40/75 was completed, Forest Heights had to adjust to the new conditions. The quiet neighborhood was bisected by still narrow Forest Heights Drive which had to bear almost constant heavy traffic to and from the Interstate overpass. To preserve the neighborhood the Forest Heights Neighborhood Association was formed in 1973. With dogged and determined courage the FHNHA successfully fought to keep the overpass down when it was demolished to allow the expansion of the Interstate in April 2001.

Homestyles in the neightborhood range from cottage to Tudor and most have some amount of stone accent.

The neighborhood itself is also very walkable. Once you get down the hill to Sutherland Avenue, it’s a short walk to the post office, the grocery store, Panera Bread and several other businesses located in the Mercedes Place shopping center.

So if you’re looking for something with charm that’s not too far west and very walkable, look no further than Forest Heights.

Knoxville Neighborhood of the Week: Camelot

This week Neighborhood of the Week heads up Karns way to visit a little neighborhood with an awfully royal name: Camelot.

 Camelot is located in the heart of Karns country, just off of West Emory Road. In other words, just a hop, skip and jump from “the” Karns traffic light.

 Driving through the neighborhood, you’ll see a lot of tri-levels, split-foyers, and ranchers, all popular home styles when the neighborhood was being built out during the 1970s. There’s also the occasional new home, but those are definitely the exception to the rule in Camelot. Homes also tend to be on relatively large lots and there are lots and lots of large, mature trees.

Camelot is easily accessible via Clinton Highway and Oak Ridge Highway and is roughly a 15 minute drive to I-40, I-140, and I-75.
