Knoxville Neighborhood of the Week: Colonial Village

This week Neighborhood of the Week heads south across the Henley Street bridge to revisit a nice little community on the Dogwood Trail: Colonial Village.

Colonial Village is a Dogwood Trail community located just off Chapman Highway, and just across the way from Lake Forest. The Colonial Village Neighborhood Association’s website details the history of the area:

The area of the 6000 block of Chapman Highway, was a part of the original 200 acre farm of Samuel A McCall (1856-1934). The new highway, went through the middle of his property. This proved to be disastrous for Mr. McCall. On October 28, 1934, while attempting to cross the new road to get to his barn to feed his livestock, he was struck by an automobile and died later that evening at Ft. Sanders Hospital…

…The rural area did not stay vacant for long. Progress came and commercial development was flourishing along this main route. The residential development became fast growing into a beautiful little neighborhood and eventually with four churches, (Meridian Baptist Church, Colonial Heights Methodist Church, South Knoxville Church of God and Moorland Heights Baptist Church) one elementary school (Mooreland Heights School) and one city park. The park, named for the former Knoxville city councilman for our district, is the Gary Underwood Park and Greenway and is located on Moore Road. At this same park is the Ras P. Neal Soccer Field and the South Knoxville Optimist Club Building, which serves as the voting precinct for the 27th Ward. However, just on the edge of our district is a second park, and that is the 26 acre Charter Doyle Park, that in 1984, was donated to the city and county by former long-time Superintendent of Knox County Schools, Mildred Doyle. This parcel of land was part of a land grant issued for his service to his country, to Pvt. John Doyle, Mildred’s Revolutionary War patriot ancestor. He is buried in a family cemetery on the hill in a fenced area of the park.

The popular Butterfly Lake, our area fishing hole, was the result of a series of sink holes that are along the south side of Colonial Road. In the early days, is referred to as McCall’s Pond, but today is frequently called the Duck Pond…

…By the late 1950’s, the Chapman Highway Dogwood Trail was etched into the neighborhood by the city traffic engineers. The problem of folks being able to take the scenic tour without a guide, was solved with an ingenuous plan of painting the street with white markings on the pavement. The only change in that plan is what it is now painted pink.

The website has an interesting old photo showing the area before it was completely developed. There are also several present day photos highlighting the lovely scenery that earned the neighborhood a spot on Knoxville’s Dogwood Trail.

Homes in Colonial Village were mostly built during the 1940s and 1950s and ranchers and cottages abound, with the occasional traditional 2 story or split level thrown in the mix.

If you’re looking for an affordable, community-minded neighborhood with gorgeous scenery that is convenient to UT and downtown, you might consider giving Colonial Village a closer look.

Knoxville Neighborhood of the Week: Lakemoor Hills

This week Neighborhood of the Week heads south down Alcoa Highway to revisit one of my personal favorite Knoxville ‘hoods: Lakemoor Hills.

Just a few miles south of campus off of Alcoa Highway, Lakemoor Hills is sometimes  referred to as  “South Sequoyah” due to its location across the river from Sequoyah Hills.

With over 250 homes, many with lake frontage, lake views, or ample acreage, Lakemoor Hills is definitely a nice place to call home. Most of the homes in the neighborhood were built in the 60s and 70s and include ranchers as well as many contemporary multi-levels, including some Barber McMurray designed homes.

There are also some newer construction homes, most notably on lots with river frontage.

So if you’re looking for something convenient to downtown, UT and Bearden that has beautiful scenery and plenty of room to breathe, Lakemoor Hills might just have it.

Knoxville Neighborhood of the Week: Lake Forest

This week we’re going down South across the Henley Street bridge to revisit a lovely little neighborhood with a whole lot of charm: Lake Forest.

Lake Forest is a pretty well-kept secret as far as established Knoxville neighborhoods go and chances are you’ve driven right by it on your way down Chapman Highway and didn’t even know it. Located just northeast of Chapman Highway, the neighborhood is bounded by May Apple to the north, Red Bud Road the the west, and Lindy Road to the east. In other words, if you’ve passed Kay’s Ice Cream, you’ve gone too far.

Much of Lake Forest is included in the Chapman Highway Dogwood Trail (see map below). Add reasonable home prices, convenience to downtown and campus, and picture perfect views to that selling point, and you see why Lake Forest a very desirable place to call home.

The majority of homes in the neighborhood were built in the 1940s and 1950s and there is a nice mix of 40s style cottages and 50s style ranchers. Many homes also have nice, charming features like original hardwood floors and arched doorways. There’s also the occasional split foyer or other 70s area style home found in the area.

Right across Chapman Highway is the the .8 mile Gary Underwood Greenway as well as the Gary Underwood Park, which has a football field and soccer field in addition to picnic areas and shelters.

So, if you’re looking for an out of the way, affordable neighborhood with some character that also close to a greenway and a park, look no further than Lake Forest.

Knoxville Neighborhood of the Week: Arrowhead

This week, Neighborhood of the Week heads south to visit a cozy little neighborhood with its very own swimming pool: Arrowhead.

Located off Maryville Pike, just south of W Gov John Sevier Highway, Arrowhead is a mid-sized 60s and 70s era neighborhood, complete with lots of ranchers, tri-levels and split levels. Homes in Arrowhead, like homes in many of Knoxville’s older neighborhoods,  also tend to sit on ample lots.

The neighborhood has its own pool, complete with swim club (the Arrowhead swim club) where residents can play or even take swimming lessons.

Arrowhead is easily accessible via Alcoa Highway, Maryville Pike and John Sevier Highway. It’s also a fairly easy commute to not only downtown and West Knoxville, but also Maryville, Alcoa and Seymour.

So if you’re looking for a nice sized home in an affordable neighborhood with a pool that’s a little off the beaten path, why not take a closer look at Arrowhead?

Knoxville Neighborhood of the Week: Island Home

This week, Neighborhood of the Week is heading down south to revisit a little historic neighborhood with loads of charm: Island Home Park.

Island Home began life as a “streetcar suburb” sometime around 1910. In fact, the median that divides the modern day Island Home Boulevard was once where the streetcar tracks ran that served the neighborhood.

The Island Home Park Neighborhood Association Website has a fascinating history of the neighborhood that was excerpted from the National Register of Historic Places Registration Form for Island Home Park, written by Ann Bennett of the Knox County Metropolitan Planning Commission. It includes great information about Perez Dickinson, the owner of the original “Island Home” summer cottage that is now part of the Tennessee School for the Deaf, as well as details about the varied architectural styles found in the neighborhood, including, most significantly, the Craftsman and Bungalow styles.

The full history on the IHPNA site is definitely worth checking out when you have the time.

Residents of Island Home also get to enjoy living just minutes from two parks, Ijams Nature Center and Island Home Park.

Ijam’s is a 160 acre wildlife sanctuary with walking trails and regular events like Owl Prowls and Bat Nights.

Island Home Park is a 3 acre city park that features picnic tables, a playground,  a tennis court, access to the Will Skelton Greenway and water access for launching canoes.

Island Home is a low turnover neighborhood and choice homes often sell by word of mouth before they ever hit the market, so interested buyers have to keep a keen eye on the market.

With it’s close proximity to downtown, Island Home is an easy drive to both downtown and UT campus and is easily accessible via I-40 and the South Knoxville Connector.

So if you’re looking for a historic, close-knit neighborhood with easy access to downtown, UT campus, and parks, Island Home might be a great place to call home.

Knoxville Zip Code Snapshot: 37920

Welcome back to what’s managed to become a more or less quarterly series here on AAKT that I like to call Zip Code Snapshot. The series is basically just what it sounds like – brief snapshots of what’s going on in in the real estate market in various Knox County zip codes.

In our two previous installments, we covered 37919 and 37918, but now it’s time to take a look at what’s going on down south in 37920.

37920

37920 is more or less all of South Knoxville. It covers pretty much everything south of the river in Knox County, making it one of the largest geographic zip areas in town. It’s also the least densely populated and the real estate sales reflect that: in 2008 there were fewer sales in 37920 than there were in 37918, a zip with almost half the geographic area.  

Being more spread out than a lot of other Knoxville areas, 37920 has a more laid back, almost country kind of feel, but don’t fall into the trap of thining South Knoxville is all farmland. The area has a pretty eclectic blend of neighborhoods and home styles. Just south of the river is Island Home, one of south Knoxville’s oldest communities and home to an awful lot of Craftsman bungalows. Further south off of Chapman Highway, there’s Lake Forest and Colonial Village , both of which date from around the mid 20th century and have many cottage and ranch style homes. The Chapman Highway area is also home to Lindbergh Forest, a neighborhood that dates back to 1920s and has some really intersting architectural diversity.  Then there are some larger, slightly newer neighborhoods off of Alcoa Highway like the 60s and 70s era Martha Washington Heights and Lakemoor Hills, the latter of which has some quite nice lake front homes.

This week Neighborhood of the Week heads down south to visit a quaint little historic community with more home styles than you can shake a stick at: Lindbergh Forest.

Located off Chapman Highway just a little ways south of downtown, Lindbergh Forest  was once considered a suburb of Knoxville. The oldest part of the neighborhood dates from the 1920s and 30s, but homes continued to be built there throughout the 1940s and 50s.

Not only does Lindbergh Forest boast a wide array of home styles — Colonial Revival, Dutch Colonial Revival, Spanish Colonial Revival, Tudor Revival and Cape Code, just to name a few — but it also contains two of the city’s only “Lustron” homes

Much like the nearby Island Home, Lindbergh Forest has a pretty low of turnover rate and desirable homes tend to sell fairly quickly when they do come on the market.

Lindbergh Forest is easily accesible via I-40 and Chapman Highway and is very convenient to downtown Knoxville and the UT campus.

So if you’re looking for a historic home on the south side of town you might want to look into Lindbergh Forest.

Knoxville Neighborhood of the Week: Martha Washington Heights

This week Neighborhood of the Week goes back down south just off of Alcoa Highway to revisit a nice little neighborhood with a quaint little name: Martha Washington Heights.

Located off the east side of Alcoa Highway between Woodson Drive and Maloney Road, Martha Washington Heights is a laid back, established neighborhood consisting mostly of homes built in the 1950s-1970s, although there is some newer construction along the edges of the community.

Like Harrill Hills and Westwood, MWH contains a nice blend of mid to late 20th century home styles, including ranchers, traditional two-stories, and, of course, split foyers.

Since it’s right on Alcoa, Martha Washington heights is convenient to UT, downtown, and Tyson McGhee airport. It’s also within very easy commuting distance of West Knoxville, since it’s easily accessible via I-40 and I-440.

So if you’re looking for something centrally located that’s also a little off the beaten path and that also has a good bit of character and nice, big trees, you might want to take a closer look at Martha Washington Heights.

Neighborhood of the Week: Lakemoor Hills

This week Neighborhood of the Week heads south down Alcoa Highway to revisit one of my personal favorite Knoxville ‘hoods: Lakemoor Hills.

Just a few miles south of campus off of Alcoa Highway, Lakemoor Hills is sometimes  referred to as  “South Sequoyah” due to its location across the river from Sequoyah Hills.

With over 250 homes, many with lake frontage, lake views, or ample acreage, Lakemoor Hills is definitely a nice place to call home. Most of the homes in the neighborhood were built in the 60s and 70s and include ranchers as well as many contemporary multi-levels, including some Barber McMurray designed homes.

There are also some newer construction homes, most notably on lots with river frontage.

So if you’re looking for something convenient to downtown, UT and Bearden that has beautiful scenery and plenty of room to breathe, Lakemoor Hills might just have it.

Looks like the Island Home neighborood just got Knoxified. Aw yeah.
