Knoxville Neighborhood of the Week: Echo Valley

This week Neighborhood of the Week stays in West Knoxville to revisit a charming, older neighborhood with some seriously steep hills: Echo Valley.

Located just west of Gallaher View and just east of Ebenezer, and bounded by Gleason Drive to the north Westland Dr to the south, Echo Valley is an affordable West Knox neighborhood that has been built out over three decades. If you come in via Westland Drive, you will be in the newer part of the neighborhood, where most of the homes built in 1980s and 1990s are located. As you go up the (rather steep) hill towards Gleason, you start to see the 1970s portion of the neighborhood, complete with the requisite basement ranchers, tri-levels, and split foyers.

Being an older community, Echo Valley has tons of mature trees and lots of gorgeous foliage come springtime. It also has another advantage of older neighborhoods – roomier lot sizes, especially for the homes built in the 70s.

Knoxville Neighborhood of the Week: Farragut Crossing

This week Neighborhood of the Week heads back out to Farragut to look at a mighty nice neighborhood with its very own swimming pool and tennis court: Farragut Crossing.

Located just off Kingston Pike just west of Concord Road, Farragut Crossing is a good-sized neighborhood that is easily accessible via I-40 and I-140.

Homes in Farragut Crossing were mostly built during the late 80s and early 90s and tend to be mostly brick 1 and 2 stories with a fairly traditional look. Lots are on the larger size, and the neighborhood is just old enough to have some nice sized trees and mature landscaping.

Not only does Farragut Crossing have its very own neighborhood swimming pool, it also boasts its very own tennis court, making it a great neighborhood for outdoor recreation when the weather’s nice and warm.

The neighborhood is also conveniently located minutes from the Turkey Creek shopping area and is also a short drive to lots of good grocery shopping, including the new Farragut Kroger, EarthFare and The Fresh Market.

So if you’re looking for a home in an upscale Farragut neighborhood that comes complete with a pool and tennis courts, you might want to take a closer look at Farragut Crossing.

Knoxville Neighborhood of the Week: Lincoln Park

This week Neighborhood of the Week heads up to the north side of town, a little ways up from downtown, but not quite all the way to Fountain City, to revisit a small historic community known as Lincoln Park.

Lincoln Park is located just north of the Old North Knoxville and Fourth and Gill neighborhoods and is roughly bounded by Sharps Ridge to the north, Atlantic Avenue to the south, Broadway to the east, and I-275 to the west. It is very often lumped in with the neighboring community of Oakwood, and in fact there is a joint Oakwood Lincoln Park Neighborhood Association. From that association’s web page:

The Lincoln Park community began as a mineral spring resort in 1899 and was probably named for the large Lincoln Park in Chicago. The original Lincoln Park school was located at Atlantic and Kenyon Aves. There were three mineral springs, Epsom, Lithia, and Chalybeate, located where the Lincoln Park Elementary School later stood. An early photograph shows a building with porches on at least three sides with a sign above saying, “Lincoln Park Mineral Springs.” The springs were enclosed so that people had to buy the water and much later were capped. The first school building was erected near the springs by Knox County. The dummy railroad line, which served the neighborhood, became part of the city’s trolley system, following annexation in 1917. Lincoln Park became a part of the city of Knoxville in 1917 along with Oakwood and several other neighborhoods.

The joint Oakwood/Lincoln Park neighborhood association is very active and even has its own clubhouse where neighborhood meetings are held and which residents can rent out for special events.

The homes in Lincoln Park have a lot of character. Many date from at or near the turn of the century and several have architectural characteristics of Victorian and Craftsman style homes. And even though it is a historic neighborhood, Lincoln Park is still quite affordable, especially compared to Old North Knox or Fourth and Gill.

So if you’re looking for a charming, historic, and affordable neighborhood with a strong sense of community that is also convenient to downtown and UT, you might not have to look any further than Lincoln Park.

Knoxville Neighborhood of the Week: Riversound

This week Neighborhood of the Week heads back out West to revisit a little lake front neighborhood with mighty big appeal: Riversound.

Located just off of Northshore Drive a little over 2 miles west of the Pellissippi, Riversound bills itself as “an exclusive lakefront development with the comfort and atmosphere of family living.”

The community sits on 96 acres on the north shore of Fort Loundon Lake and not only are several homes there actually on the water,many homes in Riversound have incredible lake and mountain views. There’s also a community boat dock with some private dock slips available for homeowners. There are, however, not enough for all homeowners, and when a slip goes up for sale, I hear it goes pretty quickly

Other neighborhood amenities include a 5000 sq ft neighborhood clubhouse, outdoor and indoor swimming pools, and newly resurfaced tennis courts.

Riversound is also located just up the road from quite a few county parks, including “The Cove”, or Concord Park, Admiral Farragut Park and Carl Cowan Park.

So if you’re looking for an upscale lakefront community that’s convenient to I-640 and Turkey Creek, has it’s own neighborhood pool and tennis courts and is also close to some really nice public parks, Riversound might be a good place to call home.

Knoxville Neighborhood of the Week: Tan Rara Oeste

This week Neighborhood of the Week heads a little further out in west Knoxville to visit a pretty nice community with an interesting name: Tan Rara Oeste.

Located off Fox/Emory Church Rd just southwest of the Pellissippi Parkway, Tan Rara Oeste (or just “Tan Rara” for short) is a subdivision that was orignally developed by Ralph Kinzalow after he bought the Fox family farm from Lou Mae Koon Fox in 1967. Kinzalow also gave the development its unusual name, which is Spanish and means “so rare in the west.” The Tan Rara Oeste Community Organization’s website has a lot of interesting history on the Fox family and the land where the subdivision now stands.

Although the neighborhood was originally developed in the late 60s, building has been almost continuous since then. With homes spanning 4 decades, there are a variety of home styles to choose from, although traditional brick 2 stories and more contemporary style ranchers  are certainly the most popular.

Homes in Tan Rara are on the large side, averaging between 3000-4000 square feet and the lots also tend to be on the large side as well.

Tan Rara Oeste is easily accessible via nearby I-140, I-40 and Kingston Pike.

This week Neighborhood of the Week heads down south to revisit a quaint little historic community with more home styles than you can shake a stick at: Lindbergh Forest.

Located off Chapman Highway just a little ways south of downtown, Lindbergh Forest  was once considered a suburb of Knoxville. The oldest part of the neighborhood dates from the 1920s and 30s, but homes continued to be built there throughout the 1940s and 50s.

Not only does Lindbergh Forest boast a wide array of home styles — Colonial Revival, Dutch Colonial Revival, Spanish Colonial Revival, Tudor Revival and Cape Code, just to name a few — but it also contains two of the city’s only “Lustron” homes

Much like the nearby Island Home, Lindbergh Forest has a pretty low of turnover rate and desirable homes tend to sell fairly quickly when they do come on the market.

Lindbergh Forest is easily accesible via I-40 and Chapman Highway and is very convenient to downtown Knoxville and the UT campus.

Knoxville Neighborhood of the Week: Fairmont & Emoriland

This week Neighborhood of the Week heads up north to revisit two grand streets that make up one quaint little neighborhood: Fairmont and Emoriland Boulevards.

The area around Fairmont and Emoriland Boulevards was first developed in the 1920s, but the neighborhood has many homes built in the 30s, 40s, and 50s. Architectural styles in the neighborhood include Tudor, Spanish Eclectic, and Colonial Revival, as well as many cottage style homes.

Both boulevards are wide and tree-lined, but Emoriland Blvd features a large median that runs the length of the main part of the street. Side streets connect the two boulevards and with sidewalks throughout the neighborhood, Fairmont & Emoriland is a very walkable neighborhood.

The Fairmont & Emoriland area is easily accessible via I-40 (when it’s not closed down for construction), I-640, and I-275. It’s also a great place for anyone looking for a quick commute to downtown or the UT campus.

So if you’re looking for a affordable, historic home in an quaint, walkable neighborhood with easy access to interstates, UT and downtown, the Fairmont & Emoriland area might be right up your alley.

This week Neighborhood of the Week heads out east to take a look at a small community with some mighty fine river front views: River Shore Estate.

Located just north of Strawberry Plains Pike on the eastern side of the Holston River (and just south of Holston Hills Country Club), River Shores is not a big neighborhood: it’s made up of just three streets. While it may be small in size, it nevertheless boasts some very nice river frontage homes on it’s main drag, River Shores Drive.

Most homes in River Shore were built in and around the 70s and there are plenty of swingin’ ranchers to prove it. There are also a few more traditional looking fill-in homes built in recent years and homes in the neighborhood in general mostly fall in the 2000-3000 sq ft range. Lots in the neighborhood are definitely on the large side and most are pretty level for this part of the world. Overall, the neighborhood has a fairly secluded feel for being so close to town.

River Shore is a little tucked away off the beaten path, but is easily accessible via John Sevier Highway, Strawberry Plains Pike, and I-40.

So if you’re looking for a change of pace and nice river view on the east side of K-Town, you might give River Shore Estate a closer look.

Knoxville Neighborhood of the Week: Sterchi Hills

This week Neighborhood of the Week heads up north to the Powell community to revisit a large, traditional, and fairly new subdivision: Sterchi Hills.

Located just off of I-75 at Callahan Road, Sterchi Hills is a neighborhood of attractive and traditional homes. Most are two stories and ranchers and almost all have brick fronts and vinyl siding sides. Age-wise, they range from about 3-13 years old.

One great perk of living in Sterchi Hills is the community swimming pool, which is open to homeowners and their guests. Theneighborhood website has more details on pool use as well as info on neighborhood regulations and community activities.

Sterchi Hills is easily accesible via I-75, Emory Road and Maynardville Highway/Broadway. Depending on traffic, it’s about a 20-25 commute into downtown Knoxville.

So if you’re looking for an affordable newer community with its own swimming pool  that is off the beaten path but still within easy commuting distance of Knoxville, Sterchi Hills might be for you.

Knoxville Neighborhood of the Week: Deane Hill

This week Neighborhood of the Week goes just west of Papermill to visit a cozy little neighborhood tucked back behind Kingston Pike: Deane Hill.

Bordered by Kingston Pike to the north, Deane Hill Dr to the west and Morrell Rd to the south, Deane Hill – or Deane Hill Estates – is named after Thomas Jellis Deane, owner of  the Appalachian Marble Co. as well the farmland that the neighborhood was developed on. The subdivision and the now defunct Deane Hill Country Club were developed on Mr. Deane’s farmland after his death in 1944. Today the neighborhood is one of the Dogwoods Arts Festival’s Garden By-Ways.

Deane Hill is a mid-century neighborhood, with most of the homes dating from the 40s, 50s, and 60s. Like nearby West Hills, there are quite a few good examples of mid-century modern homes throughout, including several ranchers and quite a few split levels.

Residents of Deane Hill don’t have to go far to shop: West Town Mall is just a few minutes drive to the west, while the Bearden area boutiques are just a few minutes to the east. And if reading is more their speed, they can walk to the West Knoxville branch of the Knox County Public Library that’s located on the northern edge of the neighborhood, just on the corner of Kingston Pike and Golf Club.

There is also no shortage of nearby eateries. Hungry Deane Hillers can drive the short distance east to Bearden Hill to eat Italian at Bravo or enjoy a hibatchi style meal at Wasabi. Or they can head just a few minutes to the west to enjoy long time Knoxville favorites Copper Cellar and Cappucinos.

And if they’re looking to work some of that food off, Deane Hill residents can head on over to the Deane Hill Recreation Center, located just up Deane Hill Dr toward the mall. The rec center is a public City of Knoxville facility and features a weight room, indoor basketball court, tennis court, soccer field and bridge center.

Deane Hill is centrally located in West Knoxville and is easily accessible via Kingston Pike and I-40.

So if you’re looking for a mid-century home in awell kept neighborhood that’s convenient to just about everything, you might want to take closer look at Deane Hill.
