Knoxville Zip Code Snapshot: 37920

Welcome back to what’s managed to become a more or less quarterly series here on AAKT that I like to call Zip Code Snapshot. The series is basically just what it sounds like – brief snapshots of what’s going on in in the real estate market in various Knox County zip codes.

In our two previous installments, we covered 37919 and 37918, but now it’s time to take a look at what’s going on down south in 37920.

37920

37920 is more or less all of South Knoxville. It covers pretty much everything south of the river in Knox County, making it one of the largest geographic zip areas in town. It’s also the least densely populated and the real estate sales reflect that: in 2008 there were fewer sales in 37920 than there were in 37918, a zip with almost half the geographic area.  

Being more spread out than a lot of other Knoxville areas, 37920 has a more laid back, almost country kind of feel, but don’t fall into the trap of thining South Knoxville is all farmland. The area has a pretty eclectic blend of neighborhoods and home styles. Just south of the river is Island Home, one of south Knoxville’s oldest communities and home to an awful lot of Craftsman bungalows. Further south off of Chapman Highway, there’s Lake Forest and Colonial Village , both of which date from around the mid 20th century and have many cottage and ranch style homes. The Chapman Highway area is also home to Lindbergh Forest, a neighborhood that dates back to 1920s and has some really intersting architectural diversity.  Then there are some larger, slightly newer neighborhoods off of Alcoa Highway like the 60s and 70s era Martha Washington Heights and Lakemoor Hills, the latter of which has some quite nice lake front homes.

Most Expensive: $1,850,000 (4 BR, 3 full bath, 2 half bath, 5500 sq ft on 2+ acres with lake frontage off Alcoa Hwy)
Least Expensive: $23,700 (3 BR, 1 BA, 1200 sq ft foreclosure off Chapman Hwy)

2008 Total Closed Sales – 350
Average Sq Footage: 1709
Average List Price: $152,566
Average Sales Price: $145,983
Median Sales Price: $110,000
Average Days on Market: 89

2007 Total Closed Sales – 481
Average Sq Footage: 1633
Average List Price: $143,473
Average Sales Price: $138,549
Median Sales Price: $108,000
Average Days on Market: 79
