Knoxville Foreclosure Watch: September 16, 2009

Whatcha up to Watchers?  In this week’s edition of  Knoxville Foreclosure Watch, active foreclosure listings crept back up a little, pendings were down a good bit , and closings tripled. That tripling was probably due to last week’s record high number of pendings, because what goes pending must eventually close. Or fall through, but let’s not talk about the ones that fall through – those makes Realtors cry :(

There were a total of 25 new foreclosure listings in Knox County last week 37914 had the most with 4. Other zips with more than one new listing included 37806, 37917, 37918, 37920, 37921, and 37931.

 

There were 15 closed foreclosure listing last week and they broke down as follows: 3 each in 37912 and 37920, 2 in 37934, and one each in 37721, 37909, 37915, 37917, 37918, 37921, and 37922.

Knox County Foreclosure Property Statistics as of 9/16/09 *

Current On-Market Listings - 212
Average Asking Price: $137,621
Median Asking Price: $89,900
Most Expensive New Listing: $399,900 (5 BR, 3.5 BA, 4400+ sq ft off Lovell Rd)
Least Expensive New Listing: $18,810 (3 BR, 1 BA, 1000+ sq ft on MLK Blvd)

Notable New Listings:

North: $199,900 (4 BR, 3 BA, 3400+ sq ft Old North Knox renovation)

South: $77,220 (3 BR, 1.5 BA, 1100+ sq ft in South Hills)

East: $43,900 (3 BR, 2.5 BA, 1600+ sq ft in Holston Heights)

West: $159,000 (4 BR, 3 BA, 2700+ sq ft off Cedar Bluff)

Current Pending Sales -122
Average Asking Price – $96,031
Median Asking Price – $79,900

Closed Sales September 09, 2009- September 15, 2009 - 15
Average Asking Price – $71,147
Average Sales Price – $70,133
Median Sales Price – $70,005
Average Days on Market – 69
