Knoxville Foreclosure Watch: September 02, 2009

Mighty good to see you again, Watchers!  In this week’s edition of  Knoxville Foreclosure Watch, closed foreclosure listings stayed the same, while actives  and pendings once again continued their upward climb.

Actives are now at an all time high of 222 after a 7 week steady increase. The only silver lining here is that pendings and closings are staying up as well…for now. We’ll just have to keep watching to see how long this upward listing streak lasts.

In new listing news, 37917 & 37918 tied for first place with 4 new foreclosure listings each. Other zips with more than one new listing included 37721, 37912, 37914, 37919, 37920, and 37923. And 37917 remains in the top spot with 127 new foreclosure listings so far this year.

Out of 11 closed foreclosure listings last week, a whopping 5 were in 37917. 37914 had 2, while 37849, 37919, 37920 and 37931 had one each.

Current On-Market Listings - 222
Average Asking Price: $134,549
Median Asking Price: $88,900
Most Expensive New Listing: $654,900 (4 BR, 3.5 BA, 5100+ sq ft in Gettysvue)
Least Expensive New Listing: $14,000 (3 BR, 1 BA, 900+ sq ft in Mechanicsville area)

Notable New Listings:

North: $114,900 (3 BR, 2 BA, 2500+ sq ft in Fountain City)

South: $44,900 (3 BR, 1.5 BA, 1400+ sq ft off Sevier Ave)

East: $39,900 (4 BR, 1 BA, 2300+ sq ft off Asheville Hwy)

West: $164,900 (4 BR, 2.5 BA, 2300+ sq ft in Kingston Pike Estates)

Current Pending Sales -139
Average Asking Price – $88,020
Median Asking Price – $79,900

Closed Sales August 26, 2009- September 01, 2009 - 11
Average Asking Price – $62,500
Average Sales Price – $59,242
Median Sales Price – $56,075
Average Days on Market – 55
