Knoxville Foreclosure Watch: October 9, 2009

Well, better late than never, right Watchers? Sometimes life gets in the way of foreclosure watchin’, as it did this week when technical difficulties and out of town travels got the better of me. But I’m back in town and the ghosts are out of the machine, so let’s throw down on some foreclosure stats, shall we?

 In this week’s edition of  Knoxville Foreclosure Watch, active, pending, and closed foreclosure listings were  all slightly down. And yes, actives are still over that magical 200 mark — it looks like we might be there for a while, huh?

In new foreclosure news, 37918 had the most with 4. What up, Fountain City? Other zips with more than one new foreclosure listing included 37915, 37917, 37921 and 37938.  NL10_06

37914 had 4 of the 12 closed foreclosure listings last week, while 37849 and 37917 had 2 each. 37912, 37918, 37919, and 37920 had 1 each. And 37918 is in the lead for most closed foreclosure listings so far this year with 53. Again I ask, what up, Fountain City?

Current On-Market Listings - 207
Average Asking Price: $151,932
Median Asking Price: $99,900
Most Expensive New Listing: $559,900 (4 BR, 3.5 BA, 4000+ sq ft in Powell)
Least Expensive New Listing: $14,850 (2 BR, 1 BA, 800+ sq ft in East Knoxville)

Notable New Listings:

North: $107,000 (3 BR, 3 BA, 2600+ sq ft in Fountain City)

South: No new south listings!

East: $103,000 (3 BR, 1.5 BA, 1300+ sq ft in Carter)

West: $94,900 (3 BR, 2 BA, 1300 sq ft in Karns)

Current Pending Sales -113
Average Asking Price – $99,637
Median Asking Price – $89,800

Closed Sales September 30, 2009- October 06, 2009 - 12
Average Asking Price – $67,193
Average Sales Price – $62,238
Median Sales Price – $33,500
Average Days on Market – 41
