Knoxville Foreclosure Watch: November 18, 2009

Greetings and salutations, Watchers!  In this week’s edition of  Knoxville Foreclosure Watch, active and pending foreclosure listings were both down by one, while closed listings were up just a smidge. Things are getting so quiet around FW, part of me is starting to wonder if the foreclosure market has already settled down for the holidays. But then the other part of me is saying, “Nah, probably not.”

Over in new listing news 37917 made a comeback this week with 5 new foreclosure listings, further securing its lead in the new listing category for the year.  The only other zips with more than one new listing were 37920 with 3 and 37921 with 2. A pretty slow week for new foreclosures, but remember, that’s a good thing.

There were 10 closed foreclosure listings last week and they were fairly evenly spaced out with 2 each in 37921 and 37931 and 1 each in 37721, 37914, 37918, 37920, 37922 and 37938. With 10 of these puppies closing in the middle of the month, makes me wonder just how many more will be closing at the busiest time of the month for closings – the end? Guess we’ll just have to keep watchin’ to find out…

Average Asking Price: $158,045
Median Asking Price: $109,900
Most Expensive New Listing: $245,000 (4 BR, 2.5 BA, 2400+ sq ft in Farragut)
Least Expensive New Listing: $14,900 (2 BR, 2 BA, 1300+ sq ft “double wide” in Carter)

Notable New Listings:

North: $29,900 (2 BR, 1 BA, 1000+ sq ft in Fairmont Park)

South: $209,900 (4 BR, 2.5 BA, 2600 sq ft on E Red Bud)

East: No new east listings!

West: $195,000 (3 BR, 2.5 BA, 1700+ sq ft off Francis Rd)

Average Asking Price – $97,110
Median Asking Price – $79,900

Average Asking Price – $135,200
Average Sales Price – $135,080
