Knoxville Foreclosure Watch: November 11, 2009

What’s happenin’, Watchers?  In this week’s edition of  Knoxville Foreclosure Watch, active and pending foreclosure listings were slightly up, while closed listings were down almost half. Not a whole lot of movement, true, but this is the 4th straight week that active listings have both remained over the 200 mark and have steadily risen. Guess we’d better keep an eye on that, eh?

37918 was the unlucky winner in new listing news again this week with 4 new foreclosure listings. Other zips with more than one new listing included 37849, 37909, 37914, 37917, 37920, 37924, 37931, 37934, and 37938.

Meanwhile in closed listing land, 37921 had the most with 3 and 37917 was right behind it with 2. 37912, 37922 and 37934 had one closed foreclosure listing each.

Current On-Market Listings – 211
Average Asking Price: $153,851
Median Asking Price: $109,999
Most Expensive New Listing: $339,900 (4 BR, 3BA, 2700+ sq ft in Gibbs)
Least Expensive New Listing: $19,800 (2 BR, 1 BA, 700+ sq ft in South Knox)

Notable New Listings:

North: $79,900 (3 BR, 2 BA, 1400+ sq ft in Fairmont Park)

South: $116,000 (4 BR, 2 BA, 2200+ sq ft on Red Bud)

East: $124,900 (4 BR, 3 BA, 2000+ sq ft in Holston Meadows)

West: $324,900 (6 BR, 4 BA, 5000+ sq ft in Cavet Station)

Current Pending Sales -119
Average Asking Price – $100,183
Median Asking Price – $84,900

Closed Sales November 04, 2009- November 10, 2009 - 8
Average Asking Price – $108,575
Average Sales Price – $106,003
Median Sales Price – $93,700
Average Days on Market – 67
