Knoxville Foreclosure Watch: March 3, 2010

Is it the weekend yet, Watchers? In this week’s installment of Knoxville Foreclosure Watch, active listings were down by one, pending listings were way down and closings were way, way up. In fact, there were a record 27 closings last week, breaking the last record of 21 way back in June of 2008. And even better news:  there were actually more closed foreclosure listings this week than there were new foreclosures. Suck on that, economy!

Getting back to the new listing news, 37921 had the most with 4, putting it in a tie with 37918 for the most new foreclosure listings this year with 24 each. Other zips with more than one new foreclosure listing included 37914, 37917, 37918, 37920, and 37938.

So what about all those closed listings? Well 4 of them were in 37912 and there were 3 each in 37849 and 37917. There were also 2 each in 37914, 37915, 37920, 37921, 37931 and 37932 and 1 each in 37806, 37918, 37922 and 37938. Whew! See, I told you there were a lot!

Current On-Market Listings - 205
Average Asking Price: $157,368
Median Asking Price: $104,900
Most Expensive New Listing: $489,000 (5 BR, 4.5 BA, 3800+ sq ft in Gettysvue Racquet Club)
Least Expensive New Listing: $9,900 (1 BR, 1 BA, 600 sq ft off Magnolia in East Knox)

Notable New Listings:

North: $184,900 (3 BR, 3.5 BA, 2700+ sq ft in Halls)

South: $172,500 (2 BR, 2 BA, 2100 sq ft log home on 15+ acres in South Doyle)

East: $105,000 (3 BR, 2.5 BA, 1500+ sq ft in Mascot)

West: $124,900 (3 BR, 2 BA, 1500+ sq ft in West Hills)

Current Pending Sales - 114
Average Asking Price – $118,890
Median Asking Price – $104,500

Closed Sales February 24, 2010- March 02, 2010 - 27
Average Asking Price – $104,022
Average Sales Price – $98,215
Median Sales Price – $75,000
Average Days on Market – 73
