Knoxville Foreclosure Watch: June 27, 2012

Can I just say it’s good to be back, Watchers? Yes, AAKT was down for a few days, but it’s (mostly) back up to speed and ready for business. This week on Knoxville Foreclosure Watch, new listings and closed listings were both down, while pending listings were up.  Hey, I’ll take it after the week that I’ve had.

There were 23 new foreclosure listings last week and three zip codes tied for first place with four new listings each: 37914, 37918, and 37920. Other zips with more than one new listing included 37922, 37923 and 37934.

There were a 9 closed foreclosure listings last week and37917 was the only zip with 2. The following zip codes had one closed listing each: 37849, 37912, 37914, 37919, 37921, 37923, and 37924.

Knox County Foreclosure Property Statistics as of 06/27/12*

Current On-Market Listings – 219
Average Asking Price: $124,595
Median Asking Price: $64,000
Most Expensive New Listing: $1,150,000 (5 BR, 4 full BA, 2 half BA, 6600+ sq ft in River Club)
Least Expensive New Listing: $14,900 (2 BR, 1 BA, 600+ sq ft in South Knoxville)

Notable New Listings:

North: $65,000 (3 BR, 1.5 BA, 1000+ sq ft in Halls)

South: $82,500 (3 BR, 2 BA, approx 1600 sq ft on 1+ acre off Tipton Station)

East: $139,900 (3 BR, 2.5 BA, 2000+ sq ft in Windtrace)

West: $460,000 (5 BR, 3.5 BA, 3700+ sq ft in Wentworth)

Current Pending Sales – 179
Average Asking Price – $105,457
Median Asking Price – $89,900

Closed Sales June 20 , 2012- June 26, 2012 - 9
Average Asking Price – $75,067
Average Sales Price - $66,703
Median Sales Price – $52,000
