Knoxville Foreclosure Watch: July 28, 2010

What’s goin’ on, Watchers? This week on Knoxville Foreclosure Watch, active foreclosure listings were back up to the record high they hit in June, pendings were at their lowest point since October 2008 (you remember those dark days, right?) and closings  remained exactly the same. I guess we should be grateful for those closings at least, right?

In new listing news, 37918 had the most with 3 and is now tied with 37917 for the most new foreclosure listings so far this year with 75. Other zips with more than one new listing included 37849, 37912 and 37920.

Meanwhile in closed listings, 37921 had the most with 3, while the rest fell out like this: 2 each in 37914 and 37918 and 1 each in 37912, 37917, 37922, 37931, 37934, and 37938.

Knox County Foreclosure Property Statistics as of 07/28/10*

Current On-Market Listings - 225
Average Asking Price: $138,514
Median Asking Price: $95,000
Most Expensive New Listing: $359,900 (3 BR, 3.5 BA, 3200+ sq ft in Wheaton Place)
Least Expensive New Listing: $39,750 (3 BR, 2 BA, 1600 sq ft on 1+ acres in Halls)

Notable New Listings:

North: $162,900 (3 BR, 2.5 BA, 2000+ sq ft in Powell)

South: $174,900 (4 BR, 3 BA, 1900+ sq ft on 4+ acres off Tipton Station)

East: No new east listings!

West: $114,900 (3 BR, 2.5 BA, 1500 sq ft in Grassy Valley)

Current Pending Sales - 91
Average Asking Price – $113,254
Median Asking Price – $86,500

Closed Sales July 21, 2010- July 27, 2010 - 13
Average Asking Price – $144,096
Average Sales Price – $129,523
Median Sales Price – $105,000
Average Days on Market – 47
