Knoxville Foreclosure Watch: January 6, 2009

Welcome to 2010, Watchers!  In this week’s first Knoxville Foreclosure Watch of 2010, active foreclosures listings were down a little and pendings were slightly up. There were only two closings, but it was a short week and it’s the first of the year, so I don’t think we should read too much into that just yet.

37920 started the new year off in a dubious manner with 4 new foreclosure listings. There were only 7 other new listings and they were all spread out with 1 each in 37849, 37917, 37921, 37922, 37923, 37924 and 37938.

And as for those two closed listings, one was in 37917 and one was in 37924. Yep, it was a slow closin’ week.

Note: New listing and closed listing charts will start fresh for 2010 next week once I have a wee little more data to put into them.

Knox County Foreclosure Property Statistics as of 01/06/10 *

Current On-Market Listings - 220
Average Asking Price: $160,659
Median Asking Price: $109,900
Most Expensive New Listing: $625,900 (5 BR, 3.5 BA, 4400+ sq ft in Montgomery Cove)
Least Expensive New Listing: $49,900 (3 BR, 1 BA, 800+ sq ft in South Knox)

Notable New Listings:

North: $60,000 (2 BR, 1 BA, 800+ sq ft off Whittle Springs)

South: $75,000 (3 BR, 2 BA, 1700+ sq ft off Maryville Pike)

East: $89,900 (1 BR, 2 BA, 2700+ sq ft “modular” home in Straw Plains)

West: $169,900 (3 BR, 2 BA, 1500+ sq ft in Fox Hollow)

Current Pending Sales -95
Average Asking Price – $95,915
Median Asking Price – $75,900

Closed Sales January 01, 2010- January 05, 2010 - 2
Average Asking Price – $64,950
Average Sales Price – $101,815
Median Sales Price – NA
Average Days on Market – 54
