Knoxville Foreclosure Watch: January 25, 2012

Is it Spring already, Watchers? This week on Knoxville Foreclosure Watch, active & closed foreclosure listings were both down, while pendings were up a good bit. In fact, pendings were the highest they’ve been since May 2010. And as we all know, pendings often grow up to become closings, so that’s a very good thing, indeed.

There were 20 new foreclosure listings last week and a whopping five of them were in 37918. What exactly is going on up in Fountain City, ya’ll? Other zip codes with more than one new foreclosure listing included 37912, 37921 and 37938.

There were 7 closed foreclosure listings last week and they broke down like this: 2 each in 37918 and 37920 and 1 each in 37721, 37931 and 37938.

Now for the breakdown -

Knox County Foreclosure Property Statistics as of 01/25/12*

Current On-Market Listings – 180
Average Asking Price: $152,032
Median Asking Price: $99,900
Most Expensive New Listing: $249,900 (3 BR, 3.5 BA, approx 3500 sq ft in Halls)
Least Expensive New Listing: $15,500 (3 BR, 1 BA, 1200+ sq ft in Mechanicsville area)

Notable New Listings:

North: $99,900 (4 BR, 2 BA, 1800+ sq ft in Fountain City)

South: No new south listings!

East: No new east listings!

West: $64,000 (3 BR, 1 BA, 1200+ sq ft off Sutherland Ave)

Current Pending Sales – 134
Average Asking Price – $102,829
Median Asking Price – $74,400

Closed Sales January 18, 2012- January 24 , 2012 - 7
Average Asking Price – $87,529
Average Sales Price - $82,964
Median Sales Price – $50,949
Average Sq Ft – 1591
Average Days on Market – 97
