Knoxville Foreclosure Watch: January 20, 2010

Well, hey there, Watchers!  This week on Foreclosure Watch, active, pending and closed foreclosures listings were all up. Looks like those buyers — and REO listing agents — have finally thawed out and hit the streets!

There were 25 new listings this week, with 37918 and 37921 tied for the most with 5 (!) each. Other zips with more than new listing included 37912, 37914, 37917, and 37920. 37920, incidentally, is in the lead for new listings so far this year and was the first zip to hit double digits this week with 10 total.

There were 11 closed listings, with 3 in 37918 (go Fountain City!), 2 in 37924 (rock it out Powell!) and 1 each in 37721, 37912, 37914, 37917, 37920 and 37921.

Now for the breakdown -

Knox County Foreclosure Property Statistics as of 01/20/10 *

Current On-Market Listings - 215
Average Asking Price: $158,667
Median Asking Price: $109,900
Most Expensive New Listing: $179,900 (3 BR, 2.5 BA, 2000+ sq ft in Sterchi Hills)
Least Expensive New Listing: $19,900 (2 BR, 1 BA, 1100+ sq ft off Heiskell)

Notable New Listings:

North: $57,500 (4 BR, 1 BA, 1700+ sq ft on Woodrow in Ftn City)

South: $89,900 (2 BR, 1 BA, 900+ sq ft in Colonial Village)

East: $39,900 (3 BR, 2 BA, 1000+ sq ft off Magnolia)

West: $154,900 (3 BR, 2 BA, 1700 sq ft almost complete new construction in Oakleigh)

Current Pending Sales - 102
Average Asking Price – $114,229
Median Asking Price – $86,000

Closed Sales January 13, 2010- January 19, 2010 - 11
Average Asking Price – $77,577
Average Sales Price – $76,073
Median Sales Price – $70,100
Average Days on Market – 46
