Knoxville Foreclosure Watch: January 16, 2013

Guess what, Watchers? The 2012 FW year end wrap post is hitting the internetz tomorrow! Better late than never, right? :) This week on 2013 Knoxville Foreclosure Watch, active listings were flat, while pending foreclosure listings were slightly up and closed foreclosure listings were slightly down. Not much to write home about…yet.

There were a whole mess of new listings and 37912 was the clear winner with 5. Other zip codes with more than one new foreclosure listings included 37849, 37914, 37918, 37920, 37922, and 37938.

There were 8 closed foreclosure listings and 37914 had the most with 3 of those bad boys. The rest broke down like this: 2 each in 37918 and 37920 and 1 in 37922.

Current On-Market Listings – 173
Average Asking Price: $127,967
Median Asking Price: $82,900
Most Expensive New Listing: $269,000 (4 BR, 4 BR, 3200+ sq ft in Halls)
Least Expensive New Listing: $15,840 (3 BR, 1 BA, 1200+ sq ft in East Knoxville)

Notable New Listings:
North: $159,900 (3 BR, 2.5 BA, 1900+ sq ft in Powell)
South: $209,900 (3 BR, 2.5 BA, 2400+ sq ft in South-Doyle)
East: $44,900 (3 BR, 2 BA, 1000+ sq ft in Carter)
West: $125,000 (3 BR, 1.5 BA, 2000+ sq ft in Farmington)

Current Pending Sales – 139
Average Asking Price – $95,966
Median Asking Price – $82,500

Closed Sales January 09, 2013- January 15, 2013 – 8
Average Asking Price – $60,546
Average Sales Price – $55,912
Median Sales Price – $34,500
Average Sq Ft – 1301
Average Days on Market – 71
