Knoxville Foreclosure Watch: February 3, 2010

Namaste, Watchers! In this week’s installment of Knoxville Foreclosure Watch, active foreclosure listings were down below 200 for the first time in 12 weeks, pendings were at their highest point since last September, and closings were, just, well…down. But hey, those first two numbers sure aren’t anything to sneeze at, now are they?

37914 once again had the most new foreclosure listings with 4 this week. What’s goin’ on out there in far East Knoxville anyway? Other zips with more than new listing included 37917, 37918, 37921, and 37931.  And 37918 and 37920 (Fountain City and South Knoxville) are tied for most new foreclosure listings so far this year with 13 each.

There were only 7 closed listings this week and they were fairly well spread out with 2 each in 37918 and 37920 (I’m sensing a pattern here) and 1 each in 37849, 37917 and 37922.

Current On-Market Listings – 199
Average Asking Price: $159,488
Median Asking Price: $109,250
Most Expensive New Listing: $264,900 (4 BR, 3 BA, 2300+ sq ft in Magnolia Pointe in Karns)
Least Expensive New Listing: $16,500 (2 BR, 1 BA, 900+ sq ft off Millertown Pike)

Notable New Listings:

North: $89,900 (3 BR, 1.5 BA, 1600+ sq ft in Fountain City)

South: No new South Knox listings!

East: $89,000 (3 BR, 1.5 BA, 1500+ sq ft on Chilhowee Dr)

West: $129,900 (3 BR, 2.5 BA, 2200+ sq ft in Crestwood Hills)

Current Pending Sales - 122
Average Asking Price – $117,652
Median Asking Price – $89,950

Closed Sales January 27, 2010- February 02, 2010 - 7
Average Asking Price – $136,321
Average Sales Price – $130,900
Median Sales Price – $99,900
Average Days on Market – 75
