Knoxville Foreclosure Watch: April 1, 2009

Happy April Fools Day, Watchers! This week on Knoxville Foreclosure Watch, active foreclosure listings were up over 200 for only the 3rd time in FW history, pendings shot way down, and closings shot way up.  Judging by the past few weeks of high pending listings, the high closed listings this week were no big suprise. And no, none of this is an April Fool’s joke.

For the first time in maybe forever 37920 had the most new listings with a whopping 7 this week. Other zips with more than one new listing last included 37914, 37917, 37921 and, 37932. Our old friend 37917 is still in first place with 51 new foreclosure listings so far this year.

In closed listing news, 37917 and 37921 tied for the most closed foreclosure listings this week with 3 each.  37914 and 37920 had two closed listings each and  37721, 37849, 37918, 37924, 37931, and 37932 had 3 each. 37918 is still holding onto first place with 17 closed foreclosure listings so far this year.

Current On-Market Listings - 204
Average Asking Price: $122,512
Median Asking Price: $83,700
Most Expensive New Listing: $262,000 (4 BR, 2.5 BA, 2600+ sq ft in Hardin Valley)
Least Expensive New Listing: $15,000 (2 BR, 1 BA, 700+ sq ft off Baxter)

Notable New Listings:

North: $72,900 (4 BR, 3 BA, 2300+ sq ft fixer upper in historic Old North Knox)

South: $44,900 (2 BR, 1 BA, 900+ sq ft in Island Home)

East: $23,900 (2 BR, 1 BA, 800+ sq ft in McMillan Heights)

West: $160,000 (4 BR, 2.5 BA, 2100+ sq ft in Lovell Woods)
