Hey there, Watchers. Welcome to the first edition of Foreclosure Watch on the all new All Around KTown! This week the on-market listings and pending sales are both slightly up while there were only 2, count ‘em 2, closed sales. What’s up with that?

In other news, the number of new listings is up to 24 — but still down from previous weeks — and 37915 had it’s very first new foreclosure listing since I started keeping count in mid July.

Now for the breakdown:

Knox County Foreclosure Property Statistics as of 8/13/08 *

Current On-Market Listings - 154
Average Asking Price: $141,464
Median Asking Price: $90,400
Most Expensive New Listing: $529,000 (4 BR, 2 ½ BA, 3600+ sq ft in Polo Club)
Least Expensive New Listing: $24,900 (2 BR, 1 BA, 800+ sq ft off of Magnolia)

Notable New Listings:
North: $150,000 (3 BR, 2 BA, 1500+ sq ft on 1+ acre in Halls)
South: $72,000 (3 BR, 2 BA, 2000+ sq ft off of Moody)
East: $229,900 (4 BR, 2 ½ BA, approx 2200 sq ft in Holston Hills)
West: $479,900 (3 BR, 2 full bath, 3 half bath, 3300+ sq ft in Westmoreland Heights)

Average Asking Price – $91,210
Median Asking Price – $74,900
