Knoxville Foreclosure Watch: 09/10/08
Hey there fellow Foreclosure Watchers. This week active and pending foreclosure listings are slightly down, while closings are about half what they were last week.
In new listing news, 37917 has the most new listings with 6, and is still in the lead overall. Other zips that contributed more than one new listings this week were 37914, 37918, 37920 and 37921.
I realized this week that I always look through the closed listings to see where people are actually buying foreclosures in Knoxville, but I don’t ever share that info with you guys. Bad me. So, because I am apparently super chart happy, I’m going to start keeping track of closed listings by zip code.
Since this is the first week and there were only 5 closings, this chart obviously isn’t very indicative of Knoxville’s best selling zip codes for foreclosures, but my hope is that over time, we’ll begin to see some hot spots. Please let me know what you think.

Average Asking Price: $132,978
Median Asking Price: $89,950
Most Expensive New Listing: $369,000 (4 BR, 2 BA, 2500+ on Duncan Rd in West Knox)
Least Expensive New Listing: $12,000 (1 BR, 1 BA, 700+ sq ft off Magnolia in East Knox)
Notable New Listings:
North: $100,000 (3 BR, 2 BA, 1600+ sq ft Victorian in Old North Knox)
South: $99,900 (3 BR, 1 1/2 BA, 1300+ sq ft off of Sarvis Road)
East: $32,500 (3 BR, 2 BA, 1500+ sq ft on E. Glenwood)
West: $214,900 (4 BR, 3 BA, approx 2800 sq ft 5 yr old home in Karns)
