Knoxville Foreclosure Watch 03/11/09

Wassup, Watchers?  In this week’s installment of Knoxville Foreclosure Watch, active and pending listings were up slightly, while closed listings were back down in the normal range after last week’s sudden spike. In other words, it’s more or less business as usual.

In new listing news, there were 30 new listings last week with 37917 , 37918 & 37921 tying for first place with 4 each. 37917 is still in the lead for the year with 40 so far. Other zips with more than one new listing last included 37909, 37912, 37914, 37920, 37922, and 37934. Yeah, Farragut’s got foreclosures, too.

37918 had the most closed foreclosure listing with 3 last week. 37917 also remains in the lead in that category with 14 closed listings so far this year.

Knox County Foreclosure Property Statistics as of 3/11/09 *

Current On-Market Listings - 195
Average Asking Price: $125,942
Median Asking Price: $87,900
Most Expensive New Listing: $950,000 (5BR, 5 full bath, 2 half bath, 5000+ new construction in the Choto area)
Least Expensive New Listing: $18,500 (2 BR, 1 BA, 800+ sq ft in S. Knoxville)

Notable New Listings:

North: $84,900 (5 BR, 2 BA, 1700+ sq ft off Washington Pike)

South: $58,000 (2 BR, 1 BA, 700+ sq ft in South Doyle)

East: $90,000 (3 BR, 2 BA, 1300+ sq ft on 1+ acre in Carter)

West: $168,000 (4 BR, 2.5 BA, 3200+ sq ft off George Williams)

Average Asking Price – $98,197
Median Asking Price – $79,900

Closed Sales February 04, 2009- March 10, 2009 - 10
Average Asking Price – $115,410
Average Sales Price – $113,210
