This week, Neighborhood of the Week revisits one of West Knoxville’s oldest neighborhoods, which also happens to have a lot of Cool Homes You Can’t Afford in it: Sequoyah Hills.

Located off of Kingston Pike just a few miles west of the University of Tennessee campus, Sequoyah Hills sits in a bend of the Tennessee river and is known around town for its large, tree-lined main boulevard, its gorgeous lake views, its awesome parks, and its very expensive homes.

Sequoyah Hills proper dates back to around 1920 and the Kingston Pike Sequoyah Hills Association has a prettythorough history of the development of the area from that time to present.

Like many neighborhoods that are developed over several decades,  Sequoyah Hills is very architecturally diverse. Styles include everything from English Tudor, English Cottage, and American Colonial to fifites and sixties ranchers, contemporary Frank Lloyed Wright inspired homes, and newer traditional homes.

Much like Holston Hills to the east, construction of larger homes came to a halt at the start of the Great Depression and homes built during and after the war tended to be more modest cottage style homes, so home sizes – and prices -  are also quite diverse in the neighborhood.

Sequoyah Hills is home to the George Berber designed Sequoyah School (now a public K-5 school), the Sequoyah branch of the Knoxville public library, Sequoyah Hills Presbyterian ChurchBlackbird CoffeehouseSequoyah Hills Park and the Sequoyah Greenway.

Sequoyah Hills is easily accessible via Kingston Pike and I-40 and is a 5-10 minute drive to downtown or UT campus.

So if you’re looking for a historic home in a fairly self-contained community on the west side of town and have a good bit of money to spend, Sequoyah Hills might be a good place to hang your hat.

This week’s topic is something has to do with your thermostat and where you set it in the winter when you’re at home.  I asked this same question about this time last year and it’s been by far one of the more popular poll questions in AAKT history. Hey, I guess folks want to know  what’s “normal” when it comes to the old thermostat setting. So I thought it was a poll topic worth revisiting, especially considering the fact that the cost of heating your house just never gets any cheaper.

So what about you? Where will you be setting your thermostat when you’re at home this winter? Are you putting on a sweater and leaving that dial way down on 60 or crankin’ it up to 80 and pretending to have Christmas in July? Cast your vote and let me know.

Knoxville Foreclosure Watch: November 25, 2009

Happy Turkey Day, Watchers!  In this week’s edition of  Knoxville Foreclosure Watch, active and closed foreclosure listings were both up, while pending listings were down. I’m guessing one reason those pendings were down, was that there were twenty – -yes 20 – closed foreclosure listings last week. Wonder how many of those buyers got a nice $8,000 tax credit in addition to their foreclosure deal? Talk about having something to be thankful for…

There were 22 new listings this week and 37931 had the most with 3. Other zips with more than 1 new foreclosure listing included 37849, 37912, 37914, 37921, 37922, and 37938.

Meanwhile in closed listing news, there were indeed 20 closed foreclosure listings last week and 37921 had the most with 4. The rest broke down as follows: 3 each in 37917 & 37918, 2 in 37914, and 1 each in 37721, 37949, 37922, 37924, 37931, and 37932.

Knoxville Neighborhood of the Week: Temple Acres

This week Neighborhood of the Week heads all the way up to Halls  for the very first time to look at a ‘hood that has almost as many home styles as it has cul-de-sacs: Temple Acres.

Located just off Maynardville Highway in the heart of Halls, Temple Acres is a large neighborhood that is a mix of old and new. The first homes there were built in the ’60s and ’70s , but there are several newer homes there as well.

Homes in Temple Acres are a good size, but not huge by any means. There are also a fairly good mix of home styles, with everything from the ’60s split foyers and ’70s contemporary style homes, to more traditional — and much newer — 1 1/2 and two story homes.

Temple Acres is in a super convenient location, as it’s just a few minutes away from nearly everything in Hall, including schools and shopping. It is easily accessible via Maynardville Highway, E Emory Rd, and I-75.

So if you’re looking for something up Halls way that’s super convenient with plenty of home styles to choose from, why not take a closer look at Temple Acres?

But that also means that a lot of other folks are going to be staying home and doing an awful lot of cooking and cleaning this week.

Knoxville Foreclosure Watch: November 18, 2009

Greetings and salutations, Watchers!  In this week’s edition of  Knoxville Foreclosure Watch, active and pending foreclosure listings were both down by one, while closed listings were up just a smidge. Things are getting so quiet around FW, part of me is starting to wonder if the foreclosure market has already settled down for the holidays. But then the other part of me is saying, “Nah, probably not.”

Over in new listing news 37917 made a comeback this week with 5 new foreclosure listings, further securing its lead in the new listing category for the year.  The only other zips with more than one new listing were 37920 with 3 and 37921 with 2. A pretty slow week for new foreclosures, but remember, that’s a good thing.

There were 10 closed foreclosure listings last week and they were fairly evenly spaced out with 2 each in 37921 and 37931 and 1 each in 37721, 37914, 37918, 37920, 37922 and 37938. With 10 of these puppies closing in the middle of the month, makes me wonder just how many more will be closing at the busiest time of the month for closings – the end? Guess we’ll just have to keep watchin’ to find out…

Knoxville Neighborhood of the Week: Beverly Oaks

This week Neighborhood of the Week heads north to Fountain City to a small neighborhood with some pretty nice  homes: Beverly Oaks.

Beverly Oaks is a smallish, newer neighborhood tucked away off Tazewell Pike in an area of mostly older homes. Most homes in Beverly Homes were built in the 1990s and most are on the large side: average square footage for the homes there is around 3600, with the largest home in the neighborhood being  just above 6200 square feet.

Homes in Beverly Oaks tend to be somewhat grand and  range from the traditional to the slightly contemporary. Home styles include basement ranchers as well as many 1.5, 2, and 2.5 story homes.

Many of the homes sit on larger estate sized lots, several of which are more than an acre.

So if you’re looking for a larger, newer home in a small, out of the way neighborhood, Beverly Oaks might be just what you’re looking for.

This week’s topic is about holiday decorations and when — and if — you plan to put yours up. Normally, I would think it’s way too early to even start thinking about lights and ornaments, but some of my neighbors already have Christmas wreaths on their doors and I even saw one fully trimmed tree through a window last night. So much for waiting until after Thanksgiving to haul the boxes of ornaments out of the attic, huh?

What’s happenin’, Watchers?  In this week’s edition of  Knoxville Foreclosure Watch, active and pending foreclosure listings were slightly up, while closed listings were down almost half. Not a whole lot of movement, true, but this is the 4th straight week that active listings have both remained over the 200 mark and have steadily risen. Guess we’d better keep an eye on that, eh?

37918 was the unlucky winner in new listing news again this week with 4 new foreclosure listings. Other zips with more than one new listing included 37849, 37909, 37914, 37917, 37920, 37924, 37931, 37934, and 37938.

Meanwhile in closed listing land, 37921 had the most with 3 and 37917 was right behind it with 2. 37912, 37922 and 37934 had one closed foreclosure listing each.

Knoxville Neighborhood of the Week: Tierra Verde

This week Neighborhood of the Week heads out Northshore way to take a look at a cozy little ’hood with an fancy sounding name: Tierra Verde.

Located just west of the Pellissippi Parkway off the north side of Northshore Drive,  Sevenoaks was developed mostly during the 1970s and 80s, although there is a small newer section and there are some newer homes sprinkled throughout the neighborhood.

While Tierra Verde does contain some very typical, traditional looking homes — basement ranchers and two storys –, what makes it unique are its many contemporary style homes, like the one seen above.  Homes tend to be on the large side and the lots aren’t small either.

Tierra Verde is also located in a pretty sweet spot. There’s plenty of shopping and dining just east of the Pellissippi Parkway, and by jumping on the Parkway, residents are only a relatively short drive away from both Farragut and downtown. And outdoor enthusiasts will have plenty to do with Carl Cowan Park right across Northshore and several Knox County parks nearby, including  Admiral Farragut Park, Concord Park, The Cove at Concord and more.

So if you’re looking for a contempary pad out west that’s convenient to lots of shopping and parks, but is still an easy commute in to campus or downtown, why not check out Tierra Verde.
